Selling Your Home |

You will be provided with a comparative market analysis so that a
reasonable asking/selling price can be determined to your satisfaction.

| 2) |
A thorough home inspection by a qualified home inspector will be
provided at my expense when I list your property.
|
| 3) |
Your property will be featured on the REALTOR public website
www.mls.ca; on
www.mcintee.on.ca; and,
www.haroldfenlon.ca providing property details, home features
and photographs to both potential buyers and real estate agents.

| 4) |
Your home will be professionally photographed to create a unique
virtual tour that prospective buyers and real estate agents can view
on my website, the McIntee website and the REALTOR website.
|
| 5) |
An Open House for Real Estate Agents will be held within the
first weeks of listing.
|
| 6) |
Regular Open Houses for Prospective Buyers will be conducted on
either Saturday 1:30 - 3:30 p.m. or Sunday 1:30 - 3:30 p.m.
|
| 7) |
Your property will be advertised in the local newspapers as well
as in the K-W and Toronto areas. In addition, your home will be
included in advertising in Real Estate and lifestyle publications
that are mass distributed throughout the Grey-Bruce region (i.e.
Home Buyer's Guide, Due North). Your property will be advertised
somewhere every week.

You will be given adequate notice by our office for all showings
of your property. At the time of listing you will determine the
length of notice time needed to ensure your property is shown to
it’s best advantage.

You will be given feedback from each showing within 48 hours
after the showing.
|
| 10) |
You can be confident that I, as your real estate agent, will
negotiate the best offer possible when offers are presented. Dual
agency and buyer agency agreements will have been explained at the
time of the listing (reference the booklet, "Working with your
Realtor").

You will be provided with a comparative market analysis
highlighting recent sales of similar homes in the area(s) you are
considering.

Shopping for a house is as much as lifestyle decision as it is a
financial one. You’re not just buying a house – you’re buying a
home. Important financial matters to consider include: down
payments; mortgage rates; payments; and, resale values. You need to
determine how the purchase of this home will impact the quality of
your life.

It is important to prioritize the lifestyle features that are
important, both those that are necessary and those that
are desirable, to you and your family so that you can
factor them into the purchase of any property. Taking your priorities
into account will put the asking price of a property into perspective
and help you determine how much the home is really worth to you.

provide you with a list of homes currently on the market that meet your financial and your lifestyle objectives. |

Taking your priorities into consideration along with a list of
items and features that are important to you is an excellent way to
initially evaluate homes currently on the market. Be careful not to
let any item become the roadblock that prevents you from taking an
opportunity to view, or learn more about, a property that may be
truly your dream home. |
